    A surprising 'oasis' - a 'grand' Victorian town house, surrounded by very pleasant gardens; peaceful and relaxing - quiet. Good parking. Large, airy, clean rooms (well No 14 was).

    Location: Not easy to find; a pretty scruffy area of suburban Leeds - would think twice about walking out at night. Nowhere close by worth walking to and too far to walk to the City centre or Headingly. Facilities: Limited - don't expect air con, no phone in room, small tv with poor sound, no fridge/mini bar. Service: staff/management invisible except for Breakfast service; reception never manned. On the Suday night the hotel seemed completely deserted -no staff, no other guests - eerie! Overall: definitely not a 4 star Hotel - more like a large, quite pricey b&B. Good if you want peace and privacy.

    Clean,comfortable and well decorated room catering for a single guest . a good location near to both my daughters university digs and with easy access to the city centre.I Would book again in the future.

    I would have prefered better quality pillows and a soap dish in the shower area.

    Cliff Lawn is an oasis of peace and calm in a city setting. You can sit out the front on the terrace and listen to birdsong under the mature trees in the large garden. The staff are superbly helpful, the breakfasts excellent and the rooms very comfortable and spotlessly clean. Well recommended.

    The size of the room and the setting. The staff were helpful.

    Only that the owner gave us what he said were instructions to reach a pub outside town and they were no such things. Just a description of the area. It was as though he gave up helping half way through for no apparent reason, which wasn't really useful.

    The hotel is in a beautiful VIctorian house, set in it's own grounds, so it's very quiet. The staff are helpful, the service good. The rooms are comfortable and the breakfast is well-cooked and tasty, with a good choice. I recommend the scrambled eggs with smoked salmon!

    Bit tired. Unfriendly staff apart from the handy man who gave us great advice. Expensive. Breakfast very rushed, they were bringing the hot food before we had finished the cereal. Terrible croissants!

    I was very cynical about the price for the room because I had booked a single room and it seemed very cheap. I expected a poky single room tucked away at the back somewhere. However it was a large double bedded room with en suite and with a lovely leafy tree filled view. The manager (Terry) was very friendly and helpful. The exterior of the hotel appeared to me as I arrived in the twilight akin to a city mini Hogwarts with it's gables and turrets. All in all the experience topped off with a delightful breakfast was a surprise and a real pleasure. Stay there you will not be disappointed. Adrian Pearson

    The hotel is clean and comfortable, and has character. The breakfast was excellent and freshly cooked, not a buffet. Convenient for the university or Headingly, with ample parking Our room had a comfortable kingside bed Tea and coffee etc and biscuits in the room. ample parking

    We really enjoyed our stay at the Cliff Lawn Hotel. The room was large, warm and very comfortable. It had everything and more that we needed for this trip. At £59 including a breakfast we thought this was a fair and good price for a one night stay.

    The only disappointment was that when we left the hotel we asked if their rates changed at all as we would like to book a stay in February. We were told that the rates stayed the same. However, went to book on the Sunday for a February stay and found that the room had in fact gone up to £80, a little out of our budget for a one night stay and probably a little out of budget for the hotel I think. Very sad as we were very much looking forward to going back to this hotel. Will now, sadly, have to go back to using the Days Inn. We come to Leeds on a very regular basis, so to have found a hotel within our budget so close to where our daughter lives was a real bonus, but sadly will not now be able to use it.

    In january the room was too hot even with radiator tuned down and window open, better than being cold but made it difficult to sleep

    It's a short bus ride into the city centre, but is so quiet - a lovely Victorian house with lawn. Our room was very comfortable and clean, and the breakfast was very tasty. I would definitely recommend this hotel.
